6 Things to Consider When Buying a Deep Creek Lake Home

Fall on Deep Creek Lake is one of the most beautiful times of the year.  You’ll be inspired by the stunning backdrop of the changing leaves and the crisp blue sky mirrored on the lake.  Scenic drives are a highlight for many this time of year throughout Garrett County Maryland, so it’s no wonder that many buyers find that now is an ideal time to begin their house hunt on Deep Creek Lake.

If you’re one who’s considering buying a home on Deep Creek Lake this fall, you may be overwhelmed with the various aspects to consider when making such a large financial purchase.  Our years of experience as Coldwell Banker Deep Creek Realty Real Estate agents has helped us hone in on some of those things that every buyer needs to consider.  Take a look at our list!

1. Curb Appeal- Oftentimes, how sellers care for the exterior of their home is indicative of how they’ve cared for the interior, so you don’t want to overlook the homes’ curb appeal.  Be sure to consider the home’s condition and determine whether you are willing to put in extra money if updates are needed.  Also, if gardening is not something you like, be sure to consider the maintenance of the lawn and foliage.
2. Layout and Space-  Know your goals for the home, whether it’s a long term home or a home that you’ll use for hosting family and friends for vacations. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.  Although you want the most space for your money, buying a home that’s too large may not be in your best interest.
3. Location & Views- It’s often said that location is key, and that’s very true!  You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for things such lake access, lake front or off lake.  Also consider the views from the Deep Creek Lake homes that you tour.  If you want to be able to sit out on your porch, or enjoy the views from your living room, this will be on the top of your list.  A home that’s a good price, but is in a less than ideal environment may not be the home for you.
4. Kitchen- For many, the kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.
5. Closets and Storage- Those living or vacationing on Deep Creek Lake will often need extra storage for activities such as fishing, water skiing, snow skiing, boating, etc... so be sure the home you’re viewing has adequate storage.
6. Finishes- Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the Deep Creek Lake home, but aren’t keen on the finishes; buy it. You can always make additional updates later!
We hope these tips guide you as you consider buying a home on Deep Creek Lake!  If you haven’t started your home search yet, we would love to show you some of the homes currently on the Deep Creek Lake Real Estate market!

Your September Checklist to Prepare Your Deep Creek Lake Home for Fall!

Recently, we’ve been talking about what it takes to get your Deep Creek Lake home ready to sell in the coming fall season, as well as how to go about buying a home with the uptick of fall real estate activity.  But, what if you plan on staying in your current location and enjoying your Deep Creek Lake home throughout this beautiful season?

Today we’re going to look at some of the top ways to help your home transition to the chilling weather and all that this change in season entails.  While our main focus here at Coldwell Banker Deep Creek Realty is helping buyers and sellers successfully navigate the Deep Creek Lake Real Estate market; we also want those living on Deep Creek Lake to ensure their home stays in great condition year round.  The better your home is maintained; the more you can enjoy it and the lifestyle that Deep Creek Lake has to offer.

As you look forward to the crisp air, vivid blue skies and sound of crunching leaves underfoot, you’ll want to be sure to tackle these seven home maintenance tips within the coming month before the cold weather hits!

1.  Add weatherstripping to doors and windows- Weatherstripping can be plastic, foam, felt or metal; its job is to seal small gaps, keeping moisture and cold air outside where they belong.  Newer, energy-efficient windows generally don’t require added weatherstripping, but if your windows are older, weatherstripping can keep drafts at bay and energy costs down.
2.  Check storm windows- If you have storm windows that are cracked or dirty, repair and clean them now; prior to autumn installation.
3.  Insulation speculation- This is a good time to check the condition of insulation and see if you need more, especially if you live in an older Deep Creek Lake home. You can purchase un-backed or loose-fill insulation if you are just beefing up what is already there. If your walls lack insulation, consider having a professional install blown-in insulation foam. The energy savings will probably offset the cost of the procedure in a couple of years.
4.  Check gutters- Do a quick visual check to make sure gutters are clear — they’ll be performing double duty soon with rainstorms and falling leaves.
5.  Keep mice out- September inspires nesting in mice as well as humans. Mice are looking for a winter home now, and that newly insulated attic would be just the spot. Mice can squeeze through 1/4-inch openings; rats need a half-inch. Make sure all exterior vents are screened, and that there are no gaps underneath garage doors.
6.  Caulk exterior- Think of caulk as weatherstripping in a tube. Any gap on the outside of your home can be a candidate for caulking. Look at transition spots: corners, windows, doors, areas where masonry joins siding, or places where vents and other objects protrude from walls. Carefully read manufacturer’s directions to make sure the caulk you buy will work where you plan to use it, and don’t forget to purchase a caulking gun. Early fall is a good time for this task because caulk becomes difficult to apply when the temperature falls.
7.  Inspect your roof and chimney- If your roof isn’t too steep, and isn’t covered with slate or tile, you may be able to carefully walk on it on a dry day. Look for broken or missing shingles, missing or damaged flashing and seals around vent pipes and chimneys, and damage to boards along the eaves. Also peer down your chimney with a flashlight to make sure no animals have set up house in it. If you can’t get on your roof, perform this inspection with a ladder around the perimeter.   Some patches and roofing cement now can prevent thousands of dollars of water damage later in the winter.
We hope these tips are helpful as you prepare your Deep Creek Lake home for fall!  As Deep Creek Lake Real Estate agents, we love the stunning fall season and know that you’ll want to be out enjoying the beauty of it and not stuck with a long list of things to do!  Get started today so you can relax and enjoy fall on Deep Creek Lake!

Sell Your Deep Creek Lake Home This Fall!

The last few weeks, we’ve talked about what it takes to buy a Deep Creek Lake home this fall.  But, what if you’re thinking of selling?  Today we wanted to take a few minutes to give you some tips about getting your Deep Creek Lake home sold in the coming months.
Here at Coldwell Banker Deep Creek Realty, we know that the thought of selling your home can be overwhelming.  But, the great news is that the fall is an ideal time to sell!  As buyers consider buying a vacation home or permanent residence on Deep Creek Lake, they will want to be settled into their new home before the holiday season.  Get a jump start on the competition by getting your home on the Deep Creek Lake market soon!  Here are ten key tips to get you started!
1. Update your listing photos- If your Deep Creek Lake home was listed last winter or spring, talk with your Deep Creek Lake Real Estate agent about updating your home’s marketing with brand new fall shots. Pictures from the previous season make your listing seem dated.

2. Focus on curb appeal- Selling your Deep Creek Lake home during the fall certainly comes with one advantage: the season's beautiful foliage which can automatically make your home more attractive for showings. However, you still need to do your part to keep your home looking its best. Start by sprucing up your lawn, keep falling leaves at bay with frequent raking and patch up any brown spots in the grass.

3. Appeal to the senses- As the weather cools down in Deep Creek Lake, make your home a warm, welcoming space where buyers will want to stick around. If you encourage them to stay awhile during showings, you give them more time to admire your home's best features.

4. Flaunt your fireplace- A warm, inviting fireplace is a great selling point as the weather gets cooler. Highlight this fall-friendly feature by arranging your furniture to make your fireplace a focal point. Place a mirror, artwork, vases or other tasteful decor on top of the mantel to make it even more prominent.

5. Think like a buyer- Fall house hunters are looking for great deals on Deep Creek Lake homes, so be prepared for lowball offers and possible non-serious buyers. Manage your expectations and negotiate accordingly, depending on your motivation.

6. Hire a reliable real estate professional- As the market picks up this fall, you definitely want a great Deep Creek Lake Real Estate agent to take some of the pressure of selling your home off your shoulders. If you are still searching for an agent; our experienced Coldwell Banker Deep Creek Real Estate agents would love to help you sell your Deep Creek Lake home

7. Price it right- If you want to grab the attention of Deep Creek Lake buyers in this competitive market, you need to price your home correctly from the start - possibly slightly lower than comparable homes in your neighborhood. Setting your listing price just right could lead to a bidding war, resulting in a higher sales price for you. Work with your Deep Creek Lake Real Estate agent to price your home correctly.

8. Watch your timing- Put your Deep Creek Lake home on the market well in advance of looking for a new home. And don't place an offer on your next home until you have solid offers on the one you have to sell now. The last thing you want to do is juggle two mortgage payments.

9. Beware of TMI (too much information)- Buyers think most sellers these days are in dire straits, so don't do anything to add to that perceived advantage and lower your potential selling price. For instance, if you are moving from Deep Creek Lake due to a job transfer, it's best not to offer up that information or at the very least, downplay the urgency. While you are obligated to disclose everything about the property's condition, you aren't obligated to disclose your personal situation.

10. Be flexible- We are currently in a buyers market in Deep Creek Lake so be willing to work with buyers to help your chances of making a quick sale. Offer to pay for closing costs or repairs, and be adaptable when it comes to showing your home and holding open houses. If you really need to sell your Deep Creek Lake home, you need to accommodate buyers' busy schedules as well. This might mean opening your home on weeknights and weekends. Be flexible!

If you have questions about selling your Deep Creek Lake home or would like to learn more about our selling strategy; please feel free to contact us today!

We would love to help you sell your Deep Creek Lake home in a timely and efficient manner!
