How To Choose the Right Agent to Sell Your Deep Creek Lake Home!

Selling your Deep Creek Lake home this summer may seem like an overwhelming process, and you’re dreading the thought of your entire season being consumed with getting your home sold.  But it doesn’t have to be that way!  In fact, selling your home can be a seamless transition with quick results if you have the right Deep Creek Lake Real Estate agent by your side.
While many real estate agents on Deep Creek Lake are great at helping you find your dream home; it takes a special agent that makes the dreaded home selling process a stress free and efficient experience.  As a team of Deep Creek Lake Real Estate agents at Coldwell Banker Deep Creek Realty, we understand there are a variety of reasons you want to sell your home.  It could be a financial hardship, job change, desire for change in general, or you’re finally able to afford the lakefront home on Deep Creek Lake you’ve been wanting.  Whatever the reason behind your home sale, we’ll work with your unique situation to get your home sold.
If you are searching for a listing agent to sell your Deep Creek Lake home; it’s a good idea to take the time to interview agents to see which one best fits you!  You could potentially be spending a lot of time with your Deep Creek Real Estate agent, so you’ll want one with which you feel the most comfortable.  Below are five key questions you’ll want to ask to help narrow down your choices.
1. How Much?  The question the price the listing agent will want to sell your home at can be very telling.  If you’ve been told $500,00 by other agents and the agent you’re talking with says $600,000; you’ll want to be careful.  Sometimes agents will make promises of a big sale on your home in order to “win” the listing.  You’ll find that if your home is priced too high in the beginning, you’ll end up having to lower the price and your home will sit on the market longer than necessary.  An agent who wants to price your Deep Creek Lake home correctly from the beginning is one worth hiring!
2. What’s Your Specialty?  Most Deep Creek Lake Real Estate agents will have a niche market.  If you’re attempting to sell your luxury lakefront Deep Creek Lake home, an agent who deals mostly with lower end homes won’t be your best choice.  You’ll want to make sure your agent is a match for selling your Deep Creek Lake home
3. How Will You Market My Home?  Marketing is one of the key aspects in getting your home sold!  The more visibility your home receives, the better the opportunity for potential buyers to see it!  Your Deep Creek Lake Real Estate agent should be listing your home on multiple real estate websites, and produce other online and offline marketing materials for your home.
4. What Do You Expect of Me?  A good listing agent will be able to give you advice on what you can do to help your home sell.  Unless your home is in perfect condition for current buyers; you’ll want to get feedback on paint color, appliances, etc... .
5. How Many Homes Are You Currently Selling?  An agent with a full marketing team may still be able to give you very personalized attention if they’re working on selling 15 homes, so you’ll want to know who they have working with them.  If they’re on their own, chances are they’ll only be able to successfully handle a few homes at a time.  On the other hand, if you’re they’re only selling client at the moment; you may want to consider their lack of connections and experience.
We hope these questions help as you search for the right Deep Creek Real Estate agent to sell your home.  Of course we would love the chance to talk with you and answer these and any other questions pertaining to selling your home.  Our goal is to guide you through each part of the selling process and help you meet your home selling goals.
Feel free to contact us today to get started!  We looking forward to getting your Deep Creek Lake home sold!

10 Tips for a Safe Summer on Deep Creek Lake!

Summer is a beautiful and active time of year on Deep Creek Lake!  Bright blue skies, endless greenery and our refreshing lake give us all a few extra reasons to head outdoors and enjoy our natural surroundings.  It’s also one of the busier times of year as guests and families visit current residents or find their own retreat on Deep Creek Lake.  All in all, summer on Deep Creek Lake is a vibrant and fun season!
With Memorial Day weekend just around the corner, it seems the kick off to the summer season is almost here.  Whether you enjoy swimming, boating, fishing or skiing; you’re most likely planning on being out on Deep Creek Lake soon.  And, as Deep Creek Lake Real Estate agents here at Coldwell Banker Deep Creek Realty, we want to make sure everyone has a safe and happy summer.
Before you head out on the lake, be sure to review the following safety tips with those in your Deep Creek Lake home!
10 Lake Safety Tips:
1. Supervision – Never turn your back on your child around water. It takes just seconds for a child to be in serious trouble. If you have children swimming in Deep Creek Lake;  it’s important to have at least one adult watching them at all times. Segment the supervision responsibilities so there are never questions about which adult is “on duty”.
2.  Bright Colors – Dress your child in bright colors when going to the lake or a more crowded area around Deep Creek Lake. Use a bright color so all family members have a consistent image of what the child is wearing.
3.  Pictures – When venturing out to any of the activities on or around Deep Creek Lake; make sure you have a recent picture of each child in your group.  This way, if one of the children wanders off, you have a reference to show people when asking about the child.
4.  Cell Phones – Your cell phone is VERY important. You may want to protect it from the water by putting it in plastic bag, but make sure you always have it on you and completely charged.
5.  Survival Swimming – Before the children begin swimming in Deep Creek Lake, be sure to go over the basic survival tips in case they were to go unnoticed in the lake and need help.  Go through treading water techniques and a system of signaling for help if they find themselves in trouble. It may be a good idea to attach a whistle to a bracelet for each child to wear in the water. Self-Rescue swimming is an added layer of protection.
6.  Dock Safety – Have a hook, rope and throw ring attached to the dock that can be used at a moments notice. Teach and practice their use and make sure each child understand the importance of using them only in times of emergency and not as a toy.
7.  Rope off a wading/swimming area – Begin at the shore and extend a rope out to a depth of your choice. Allow your children to swim off of the shore ONLY in this area. It reduces where you might have to search, and provides a safe limit that makes everyone more comfortable.
8.  Go no further line – Paint a ‘go no further line’ 2.5 feet in from all edges of the dock. Teach young children to hold an adult’s hand between that line and the edge of the dock.
9.  Life Jackets – Life jackets must be worn in a boat at all times and around the water for children who don’t know how to swim. However, life jackets are not a substitute for adult supervision. When picking out a life jacket, please read the warning labels as some of them will not float a child face-up, and make sure the life jacket fits the child well.
10.  Floaties – Flotation devices such as floaties, inflatable rings, etc., can often times provide a false sense of security for parents and children. These items can easily deflate or fall off your child’s arm leaving them in a potentially dangerous situation.  While these are fun to play with and use, make sure you’re still taking every precaution for safety by watching your child.
Thanks for taking the time to review these invaluable safety tips!  It’s important that we all help each other keep safety as our number one priority, and we hope these tips were a great refresher before the summer season.

Buy a Deep Creek Lake Home Stress Free!

Buying a Deep Creek Lake home, especially if it’s a vacation home, can seem like an overwhelming process.  You know that the market is still in the buyers’ favor, which is great news, but you also understand there’s a lot involved with buying a home.
Not only is it a large financial investment, but it can also mean a life change, and both decisions need to be weighed carefully.  However, as Deep Creek Lake Real Estate agents here at Coldwell Banker Deep Creek Realty, we can assure you that buying a home on Deep Creek Lake can actually be a stress free endeavor!
Below are seven key tips we’ve gathered from our years of experience with those buying a home as a permanent residence or as a vacation getaway on Deep Creek Lake, that we feel will be helpful as you consider taking the next step.
1. Know when it’s the right time to buy- Decide whether to buy based on your life and what makes sense for you, your family, your plans and your finances. Then, use the news about what’s going on in the Deep Creek Lake Real Estate market to decide how to buy.
2. Learn what to expect during the homebuying process- Research as much as possible, but be sure to decide on a trusted Deep Creek Lake Real Estate agent as soon as possible.  They’ll be able to give you a layout of what you can expect from buying a Deep Creek Lake home.  Ask your agent when you’re expected to show up so you can take time off work, and when you’re expected to write checks so you can be prepared.
3. Prevent money surprises during escrow- When you first apply for a loan, you’ll receive a good faith estimate which is a standardized list of costs associated with obtaining the mortgage and a breakdown of the monthly mortgage payment due on the mortgage for which you were approved.  Keep in mind this is just an estimate.  When you close on escrow, you’ll pay prorated mortgage interest and property taxes from the date of closing till the end of the month. The date of closing can make a difference in thousands of dollars required to close. Ask your Deep Creek Lake Real Estate agent to help you set your closing date in accordance with the cash you have at your disposal.
4. Find the right Deep Creek Lake Real Estate agent- Finding the right Deep Creek Lake Real Estate agent can make all the difference!  Be sure to look for the following:  experienced in the transaction you envision (short sale, vacation property, etc…), great referrals and testimonials, is a problem solver, and appeals to your personality style (you could potentially be spending a lot of time with your realtor, so you want to make sure it’s a good fit).
5. Know how much you want to offer- This can be tricky, but there are some ways to determine the price of your offer.  Your Deep Creek Lake Real Estate agent can provide a Comparative Market Analysis (CMA) which shows what other houses in the area are selling for.  You can also determine the price by the sellers’ motivation to sell as well as the current market factors- which happen to be in the buyers’ favor right now!
6. Avoid buying a lemon- You may have nightmares of coming home to a recent home purchase only to find it falling apart.  Ways to avoid this are to thoroughly go over the disclosures which are required to list out issues or recent repairs within the home, get a home inspection, have contingencies in place when making your offer, maintain a home warranty policy that will cover many major malfunctions for a service call fee.
7. Know when to remove contingencies or waive objections- Removing contingencies or waiving objections usually puts thousands of dollars on the line, so it’s not a step to be taken lightly. Plus, by removing contingencies or waiving your objections, you are essentially telling the seller that you plan to close the deal — something you just shouldn’t do unless and until you are satisfied with the following items: title, disclosures and inspections, condition issues, appraisal and underwriting.  Your Deep Creek Lake Real Estate agent can help you determine if and when you need to take this step.
Buying a home on Deep Creek Lake is exciting and we want to make sure you enjoy the process!  Our goal is to work with you through each portion of the process and make sure you are completely happy with your Deep Creek Lake home.
