Prepare Your Deep Creek Lake Home for Fall with These 7 Tips!

Fall is a beautiful time of year around Deep Creek Lake.  Its changing leaves of reds, golds and yellows, along with the vivid blue skies and crisp autumn air is an ideal backdrop for spending time outdoors and enjoying the natural surroundings.  Whether you own a vacation home or permanent residence on Deep Creek Lake, we’re sure you’re already soaking in this stunning season.
But what about your Deep Creek Lake home?  While it can be easy to get wrapped up in the brilliance of this time of year, the next few months will bring about a significant change in weather, and it’s important to know that your Deep Creek Lake home has been primed for the change!
Here at Coldwell Banker Deep Creek Lake Realty, we want to help provide you with the best advice, tools and tips for living the Deep Creek Lake lifestyle to the fullest.  We’ll not only help you navigate the Deep Creek Lake Real Estate market and the home buying process, we’ll help ensure your home remains in great condition so you can enjoy it for years to come!  Take a look at these top seven things you can do this coming month to get your home ready!
1.  Add weatherstripping to doors and windows- Weatherstripping can be plastic, foam, felt or metal; its job is to seal small gaps, keeping moisture and cold air outside where they belong.  Newer, energy-efficient windows generally don't require added weatherstripping, but if your windows are older, weatherstripping can keep drafts at bay and energy costs down.

2.  Check storm windows- If you have storm windows that are cracked or dirty, repair and clean them now; prior to autumn installation.

3.  Insulation speculation- This is a good time to check the condition of insulation and see if you need more, especially if you live in an older Deep Creek Lake home. You can purchase un-backed or loose-fill insulation if you are just beefing up what is already there. If your walls lack insulation, consider having a professional install blown-in insulation foam. The energy savings will probably offset the cost of the procedure in a couple of years.

4.  Check gutters- Do a quick visual check to make sure gutters are clear — they'll be performing double duty soon with rainstorms and falling leaves.

5.  Keep mice out- Autumn inspires nesting in mice as well as humans. Mice are looking for a winter home now, and that newly insulated attic would be just the spot. Mice can squeeze through 1/4-inch openings. Make sure all exterior vents are screened, and that there are no gaps underneath garage doors.

6.  Caulk exterior- Think of caulk as weatherstripping in a tube. Any gap on the outside of your home can be a candidate for caulking. Look at transition spots: corners, windows, doors, areas where masonry joins siding, or places where vents and other objects protrude from walls. Carefully read manufacturer's directions to make sure the caulk you buy will work where you plan to use it, and don't forget to purchase a caulking gun. Early fall is a good time for this task because caulk becomes difficult to apply when the temperature falls.

7.  Inspect your roof and chimney- If your roof isn't too steep, and isn't covered with slate or tile, you may be able to carefully walk on it on a dry day. Look for broken or missing shingles, missing or damaged flashing and seals around vent pipes and chimneys, and damage to boards along the eaves. Also peer down your chimney with a flashlight to make sure no animals have set up house in it. If you can't get on your roof, perform this inspection with a ladder around the perimeter.   Some patches and roofing cement now can prevent thousands of dollars of water damage later in the winter.
We hope these tips will help you get your Deep Creek Lake home for the autumn and winter months!  Each season on Deep Creek Lake offers something unique, which means you can take advantage of living or vacationing on Deep Creek Lake all year around!

4 Tips for Buying a Second Home on Deep Creek Lake!

Last week we talked about why now is really a great time to buy a home on Deep Creek Lake.  With great homes on the Deep Creek Lake Real Estate market, low interest rates and historically low home prices; buying now seems ideal!  If you’re buying a permanent residence on Deep Creek Lake, whether for retirement or your desire to enjoy life on Maryland’s largest fresh water lake; we encourage you to jump right in!
But, what about those of you who are considering buying a second home on Deep Creek Lake?  As the Coldwell Banker Deep Creek Realty team, we want to give you the best advice possible and help you determine if buying a second home is right for you.  It can be easy to get caught up in the ideals of being in a buyers market, but having a second mortgage is something to really consider.  Whether you’re buying the home as a financial investment, a vacation getaway or a pre-retirement home; you’ll want to take a quick look at these four helpful tips!
1.  Decide if it’s the right time to buy- We know it’s a buyer’s market, but you’ll still want to look carefully at your purpose for buying and also determine your finances.  Is this home a long term property you’ll want to keep for years to come?  Is this solely going to be used as a rental property? Is this something you can afford right now?
2.  Know what to look for in a second home- Before buying, make sure you get a good feel for the area and even the talk with the locals.  Find out if Deep Creek Lake is a good fit for you!  (We’re pretty sure you’ll love it, but it’s always good to double check!) It’s also good to look at the comparable homes around Deep Creek Lake.  We can show you if the Deep Creek Lake home you have your eye on is comparable to other homes around Deep Creek Lake.
3.  Explore financing options- Buying a second home has the same type of financing and the typical 20% to 25% down or more is required.
4.  Learn the tax ins and outs- Savvy tax planning can make a difference in your return on the property. Tax implications for second homes can vary significantly based on your financial situation and whether or not you plan to rent out the property.   Generally, the interest on the mortgage of your second home is tax deductible, and rental properties are subject to additional tax breaks. Keep in mind that renting your home seasonally varies due to lake levels, economy and demand. We recommend that if you do plan on renting you consider rental income a bonus and if you have to rent to make the numbers work then you may reconsider the purchase. You do not want to get yourself in a bind.
As you consider buying a second home on Deep Creek Lake, we would love to help answer any questions you may have!  We, here at Coldwell Banker Deep Creek Realty, are passionate about serving the needs of those hoping to buy and sell on Deep Creek Lake.  We’re here whenever you need us and will give you the personal attention that you deserve!

5 Great Reasons to Buy a Deep Creek Lake Home Now!

As the Coldwelll Banker Deep Creek Realty team, we understand that buying a home on Deep Creek Lake can be a huge decision!  Whether you’re considering purchasing a beautiful lakefront home as a vacation getaway, or are interested in settling down permanently in a home in the natural Deep Creek Lake surroundings; we know you have a lot of thoughts currently running through your mind.
Perhaps you already have your eye on a few of the Deep Creek Lake homes that are currently on the Deep Creek Lake Real Estate market, but are wondering if now is really a good time to buy a home.  With the fall season getting underway, I thought it’d be a good idea to point out five great reasons that you’ll want to buy a Deep Creek Lake home now and be settled in to enjoy this beautiful time of year in your new home!
1. Low Home Prices- In this buyers market, the competition for sellers is high.  Deep Creek Lake homes are selling at record low prices making now a perfect time to cash in on a great deal.
2. Low Mortgage Rates- Buyers are able to begin building equity right after they close on a home because of today’s lower mortgage rates. There’s hope that these low rates will encourage potential buyers to jump in to the real estate market and help with the healing process.
3. Move-in Ready Homes- According to recent studies by the Harvard Joint Center on Housing, there have been many home owners who have held off on selling their home. They’ve been waiting for the market to pick back up, and while waiting have either put money into remodeling or have kept their home in good repair. They wanted to make sure that their Deep Creek Lake home was in ideal condition before listing since it is a buyer’s market with many other homes from which buyers can choose. That’s great news for those who are buying, as most homes are in move-in ready condition!
4. Low Down Payment Mortgages Available Low-down-payment financing through Federal Housing Administration-insured mortgages is available for owner occupied properties as an additional incentive to buy a house now. Down payment minimum requirements also fluctuate and may increase as the market heats up, so potential buyers with less cash to close on a deal may be well-advised to buy now.
5. Lenders Offer No-Fee Mortgages Many banks and other lending institutions are waiving mortgage loan generation and other fees and points (each point represents 1% of the loan amount), thereby reducing the cost of buying.
I hope that these five factors will help you in making your decision to buy a Deep Creek Lake home.  As always, please feel free to contact me or anyone on the Coldwell Banker Deep Creek Realty team to with any questions you may have or to get started!  We guarantee you’ll enjoy the Deep Creek Lake lifestyle and your new home for years to come!
We look forward to talking with you!
