8 Factors to Help Determine Which Deep Creek Lake Home is Right for You!

We appreciate you taking the time to visit our blog!  Chances are, if you’re reading this, you’re considering buying a vacation home or permanent residence on Deep Creek Lake.  We’re glad you’re here!  As the Coldwell Banker Deep Creek Lake Realty team, we want to reach out to those interested in buying a Deep Creek Lake home and make sure they’re fully prepared to do so!
As a buyer, you have a wide variety of things on your mind.  If you’re relocating to Deep Creek Lake, you may be dealing with the sale of your current home as well as packing up and the transition of a big move.  Or, if you’re thinking of buying a vacation home, you’re processing through a second mortgage and all that’s entailed with that.  Either way, we understand that you have a lot on your plate and want to help you narrow down your home search on Deep Creek Lake.  Below are eight key things you’ll want to consider when buying a Deep Creek Lake home.
1. Location- No matter how tired we get of hearing it; this is one of the most important things! You can always make changes to the interior and exterior of your home, making it look exactly as you would like, but you cannot move your home to a new location. Be sure that the location you choose matches your desires for your Deep Creek Lake lifestyle such lake access, lake front or off lake.
2. Situational Factors- Other than the location of the home, be sure to check out the other details of the location.  Do you have views of Deep Creek Lake? Do your windows look directly into the neighbors’ home? Is the yard good for pets, children or a garden?
3 Curb Appeal- Be sure to consider the home’s condition and determine whether you are willing to put in extra money if updates are needed. Reflect on the style of the home to see if it is in line with your style. If gardening is not something you like, be sure to consider the maintenance of the lawn and foliage.
4. Size and Floorplan- Although you want the most space for your money, buying a home that’s too large may not be in your best interest. Know your goals for the home, whether it’s a permanent home or a vacation getaway that you’ll use for hosting family and friends. Floor plan, along with the number of bedrooms and bathrooms, play a role in how comfortable and efficient your home is for you.
5. Kitchen- The kitchen is the “heart of the home” so you want to know you enjoy the space! Remodeling is always an option, but is a huge undertaking and can become very costly.
6. Closets and Storage- Check out the closets and storage space to see if you can live with it and it will fit any additional gear for enjoying Deep Creek Lake.  Do you have outdoor gear for biking, camping, canoeing or even boating?  You’ll want a home that can easily fit all of your things.  There are always options of wardrobe’s or other creative ways to get more storage space in a room, but determining your storage needs first is important.
7. Windows and Lighting- Consider the amount of windows or light available in each room. Most homes on Deep Creek Lake have many windows that offer stunning views of our natural setting or the lake!  If you enjoy taking in the scenery, making sure the home you choose has plenty of sunlight and windows is important.
8. Finishing Touches- Look at those special details that make the home stand out. While this is minor, it is still what makes a home feel pulled together. If you absolutely love the Deep Creek Lake home; buy it. You can always make additional updates later!
If you haven’t started searching for a home on Deep Creek Lake, we know that these eight factors can help you think through those things that you want in a Deep Creek Lake home.  Or if you’ve found a great Deep Creek Lake home that interests you, but haven’t yet found a Deep Creek Lake Real Estate agent, let us know!

10 Tips to Prepare Your Deep Creek Lake Home for Sale!

Living on Deep Creek Lake as a permanent resident or even during an anticipated vacation or weekend getaway is a dream for many who have discovered the Deep Creek Lake lifestyle.  Scenic views, beautiful homes, a relaxing atmosphere and great community draw in buyers from across the country!
And perhaps you’ve enjoyed your Deep Creek Lake home for many years, but have determined that you need to sell.  While we are sad to see you go, as the Coldwell Banker Deep Creek Lake Realty team, we know that our experience and committment to excellent customer service can provide you with the help you need to sell your home quickly and efficiently.
Within the past few years, we’ve had sellers ask us about the Deep Creek Lake Real Estate market and how to effectively sell a home given the current national buyers market.  We understand the concern and want to encourage you that, even though it is a buyer’s market; selling your Deep Creek Lake home is not impossible!  In fact, with many buyers interested in settling down permanently or having a Deep Creek Lake vacation home, we know that there are interested buyers visiting Deep Creek Lake on a regular basis.
So what can you do ensure your home stands out amongst all the other homes on Deep Creek Lake?  I’ve gathered ten tips that will help you get your home ready to sell and provide that attention to detail that will entice buyers.  Take a look!
1. Improve your landscaping- Curb appeal is crucial to a good first impression, so make sure your Deep Creek Lake home’s lawn is immaculate.  Add a few potted plants outside when you know your home is going to be shown to potential buyers for a welcoming touch. Make sure your lawn is free of debris and mowed, and that bushes stay trimmed to give your curb appeal a finished appearance.
2. Clean the outside- A disheveled exterior will make buyers think you've slacked off on interior maintenance as well. Be sure to clean the gutters and pressure wash your home's siding if needed. If you have a porch, make it as welcoming as possible!
3. Make the front door inviting- A fresh coat of paint, especially in a color that contrasts with the home, will make the front door stand out. Replace faded house numbers so Deep Creek Lake buyers can see them from the road.
4. Make repairs- In a buyer’s market, you want your home to be in the best condition possible. Deep Creek Lake buyers know what to expect in a home. Take care of major defects like broken windows or a leaky roof as well as smaller repairs such as a loose hinges on a cabinet or a missing brick from your walkway. Knowing there are things that will need to be fixed when they move in can greatly discourage buyers.
5. Buy a new welcome mat- Let buyers know they're invited into your home. This is a seemingly small thing to do, but an old, dirty welcome mat that has been weathered will make buyers wonder what else you’ve overlooked in your home. A fresh mat will show buyers that you pay attention to the smallest details in every aspect of your Deep Creek Lake home.
6. Organize closets and drawers- Messy closets give the appearance that your home doesn't have enough storage space. Having built-in organizers in closets, and even the kitchen pantry, will give the impression that keeping things organized will be a breeze.
7. Remove clutter and depersonalize- Buyers want to envision their belongings in your home. By removing personal photos and items; buyers will be less distracted. If your storage space is limited, perhaps renting a storage unit while your home is on the market is a smart choice. Extra furniture will only make your home appear smaller and more cluttered.
8. Make every surface shine- From ceiling fans to floors and everything in between; clean your home until it shines!  A clean home will give the feeling of a healthy environment in which buyers can relax.
9. Take color down a notch- You might like your bright yellow bedroom, but it may turn those looking to buy a home on Deep Creek Lake. Paint your walls a neutral color that will appeal to a wide range of buyers.
10. Scrutinize- Go outside and open your front door. Stand there. Do you want to go inside? Does the house welcome you? Take a few minutes to do the following: Linger in the doorway of every single room and imagine how your house will look to a buyer. Examine carefully how furniture is arranged and move pieces if needed, so that the furniture arrangement makes sense. Make sure window coverings hang level. Tune in to the room's statement and its emotional pull. Does it have impact and is it aesthetically pleasing? Be the “buyer” of your own home.
These ten practical tips can help you prepare your home to sell and will help give your Deep Creek Lake home that extra boost to stand out from other homes for sale on Deep Creek Lake

9 Tips to Streamline the Home Buying Process on Deep Creek Lake!

It’s hard to believe that we’re already in the middle of August and the care-free summer season is almost over.  For those of you who’ve spent the summer on Deep Creek Lake, we hope you’ve had a great experience!  Owning a vacation home on Deep Creek Lake is the ultimate way to unwind and, luckily, you’re able to venture to Deep Creek Lake on weekend getaways throughout the year!
We hope that the reason you’ve decided to spend a few minutes on our blog is because you’re considering buying either a permanent residence or vacation home on Deep Creek Lake.  As the team at Coldwell Banker Deep Creek Realty, our goal is to make sure that all of your questions about living on Deep Creek Lake, as well as the current real estate market and other pertinent questions, are answered.  One way we do this is here on our blog where we post current events, information for buyers and sellers and much more!
A few weeks ago, we discussed eight steps for making an offer and buying a Deep Creek Lake home.  We know that being armed with information before you enter the Deep Creek Lake Real Estate market will help the process run smoothly.  Today, we wanted to focus on how to streamline the home buying process.
You may be thinking about buying a Deep Creek Lake home, but are concerned that it will take too long.  You imagine yourself cozied up in front of the fire for the beautiful fall season or spending the holidays in your home which overlooks the lake, and wonder if it’s even a possibility.  We know that it is and want to help make your dreams a reality!  Take a look at these nine tips for buying a home in the shortest amount of time possible.
1.  Start Your Search Online- Instead of spending your time perusing Deep Creek Lake or other areas within Garrett County for open houses or for sale signs; get online to streamline your search.  There are many great homes on Deep Creek Lake and the surrounding areas you can view online.
2.  Get Pre-Approved- Finding the home of your dreams on Deep Creek Lake and then shopping for a loan is a risky move, as most home sellers won't even look at an offer that's not accompanied by a pre-approval letter.  Getting pre-approved ensures you know your exact budget and can save you from a bidding war if many are vying for the same home.
3.  Prioritize Your Housing Needs- Finding a home fast means being flexible.  The longer the list of requirements, the harder it will be to find a home.  Keep your list short and to the point.  Focus on the key elements you’re looking for, such as lakefront or lake access, and let the extras fall as they may.
4.  Look for Motivated Sellers- Again, this shouldn’t be hard to find motivated sellers in today’s buyers market.  Sellers are well aware of the competition they’re facing as the Deep Creek Lake Real Estate market is rich with great homes.  Don’t settle for sellers who aren’t willing to budge on a home at the top of your price range; there are too many other beautiful Deep Creek Lake homes out there that will have motivated sellers.
5.  Find a Great Agent- This may seem easy, but finding an agent that truly knows the Deep Creek Lake Real Estate market and can show your properties that are right in your price range and meet your style and needs can be challenging.  Of course, we’d love to help you in your home search and know that our experience and proven success will make the home buying process an easy one.
6.  Steer Clear of Short Sales- While short sales seem to be flooding the market across the country; if you’re looking for a quick buy, short sales are not the way to go.  There is a long process involved with these homes and complications are common and can elongate the time it takes to buy a home.
7.  Negotiate Repairs- If an inspection reveals that the home you want to buy requires repairs, taking the responsibility off the seller can help you close the deal quicker. After obtaining estimates, ask the seller for a credit rather than asking them to complete the repairs themselves.
8.  Have Cash Ready for Closing- You don't want to be scrambling for funds at the last minute, so be prepared for this important date. A day or two before closing on your Deep Creek Lake home, you'll get the final settlement statement which details the terms of your loan and all the closing costs. Be sure to get a certified or cashier's check made out for the total amount you owe at closing, including the down payment since you can’t use a personal check.
9.  Have a Plan B- Because not every transaction goes smoothly, be sure you have a property or two as a backup; you don’t want to have to start from scratch!
Of course we’re here to help in anyway possible to ensure home buying success!  If you have any questions or are ready to get started in order to begin enjoying your Deep Creek Lake home, let us know!  We look forward to hearing from you!

Buy a Deep Creek Lake Home with these 8 Simple Steps!

Here at Coldwell Banker Deep Creek Realty, we love what we do and want to provide the best service possible for those who are selling their Deep Creek Lake home or who are planning to relocate or buy a vacation home on Maryland’s largest fresh water lake.
We understand that buying a home or a second home is a large decision and we want to help you make the most informed decision possible as well as giving you all the tools you need to have a smooth and successful home buying process!  Whether you are considering purchasing a home at the stunning Alpine Lake Resort, want a lakefront home on Deep Creek Lake or envision yourself more inland in Garrett County with Deep Creek Lake access, we are sure it’s an investment you’ll enjoy for years to come.
In an effort to give you even further insight into what it takes to buy a Deep Creek Lake home, we’ve laid out eight steps that will help get you prepared as well as take you through the purchase process.  Although this will be a life changing decision, it can be a stress free process if you break it down into small steps and know exactly what you can expect from buying a Deep Creek Lake home.  Take a look!
Step 1: Set Up Your Financing- Getting pre-approved for a loan is imperative in today’s Deep Creek Lake Real Estate market. Make sure you’ve spoken with a lender on how much you can afford and the type of financing you can get.  Having a pre-approval letter will show sellers that you’re serious about buying and it can help move the process along quickly.
Step 2: Examine the House Carefully- Even though the Deep Creek Lake home you’re interested in may seem in excellent condition, you’ll want to examine the house very carefully.  Getting a home inspection will put to rest any questions you may have about the condition of the home and will let you know of any repairs that need to be made that can be included in your final offer.  Do not accept the home’s condition from its appearance alone.  You could find yourself facing major repairs once you move in.
Step 3: Set a Limit for Yourself- It can be easy to get swept up in a bidding war if the home you have your eye on is being viewed by a few other buyers who are just as excited to buy a vacation or permanent residence on Deep Creek Lake. It’s important to set a limit for yourself and be willing to walk away once that limit has been met.  There are many great homes on Deep Creek Lake and the surrounding areas that buying outside of your means is not necessary to get a great home.
Step 4: Decide on an Offer Price- Your Deep Creek Lake Real Estate agent can help you determine your offer price as they’ll present you with the comparable homes currently on the market.  By viewing these similar homes and with the advice from your real estate agent, you can set a realistic offer.  It’s typical to offer 5-10% lower than the home is currently listed on the market, rather than making an extremely low offer that the seller will immediately reject.  A lower offer will show that you’re interested and will give them room to counteroffer.
Step 5: Decide on Earnest Money- Earnest money is cash that you can include with your offer to show that you’re serious.  The earnest money can vary depending on what you can afford and this amount will be subtracted from the amount you borrow from the lender.  Typically the earnest money is about 1% of the purchase price.
Step 6: Consider Your Contingencies- Things such as closing costs, inspection, the appraisal, or any repairs are just a few of the contingencies that can be worked into your offer.  Here at Coldwell Banker Deep Creek Lake Realty, we can help you build these into your offer, that will allow you to walk away or renegotiate with the seller if they are not met.
Step 7: Make it Move-In Ready- If you’re a buying a vacation home, you may not have everything you need to furnish an entire second home.  Asking for certain things from the seller such as furniture or appliances can be apart of the offer and can help your home be more move-in ready.
Step 8: Take Attention Away From Price- Most sellers do not want to see an offer that’s below the asking price, but you can make your offer more pleasing by adding in a few things such as an all-cash transaction or a quick close, that will sweeten the deal for the seller.
As always, the Coldwell Banker Deep Creek Realty team is here to help in any way we can!  If you have questions about living on Deep Creek Lake, buying a second home or are ready to begin your Deep Creek Lake home search; please let us know!  Consider us your trusted resource for all things pertaining to life on Deep Creek Lake as we help guide you through each phase of the home buying process.
We look forward to helping you buy your next home!
